I’ve never had an issue working with clients who were no longer local, who now lived in another country or continent and across different time zones. It usually meant staying up very late (like after midnight) or waking up really early to talk to them, especially when meeting for the first time.
In the 90’s, when dealing with out-of-country sellers, I would fax any paperwork (listing agreements, offers, etc.) to them. Around the turn of the century, scanner/email became the most popular way to execute offers and even more so, to communicate with clients who lived on the other side of the world. I would still need to courier the original documents to the client, which can become quite expensive, but that’s just the cost of doing business.
Nowadays, especially post-COVID, virtual meetings using apps such as Ring Central, Zoom and others, has made communication anywhere in the world both easy and convenient. For instance, my team meets every Monday using Ring Central Meetings. As a matter of fact, I have a couple team members who live in the Philippines who I’ve never met personally. However, it doesn’t affect productivity – we probably meet virtually more than most teams do face-to-face!
Anyway, about 13 years ago, I received an email from Alan, indicating he had been living in Hong Kong (a 12 hour time difference) for the past couple years and expressing interest in selling his home in Ajax. He left his number but initially, we couldn’t connect. Eventually, I was able to talk to Alan. I got a lot of info on the house, and we set up a time for me to present my findings to Alan and Sharon over the phone after Alan finished work for that day, which was around 5:00 a.m. Ontario time.
The property was vacant and being overseen by a property management company, which allowed me to access the home for a full inspection. I quickly identified some areas that needed updating before they list, which I brought to their attention when I presented my findings to them. I let them know that I have reliable contractors that my team has used in the past and that we could coordinate the contractors, stager and photographer – they need not worry way over there. The house was in “Discovery Bay”, one of, if not the most sought-after areas in Ajax. At the end of our phone meeting, they reminded me that they were interviewing “several” agents.
They decided to use me and my team to coordinate the reno’s and list the house for sale. Once the improvements were completed, we brought in our professional stager and photographer to present the home in its best light. Shortly after, we listed the property — and after just 9 days, we sold it for the highest price in the neighbourhood at that time.
Alan and Sharon were thrilled with the outcome, especially considering the challenges of managing a real estate transaction from across the globe. Despite the distance and time zone gap, we made it a smooth and successful process from start to finish.
